Religion Effect On Politics The belief systems of the modern world have helped determine the policies and politics of nations around the world. For centuries before, and almost definitely for decades after now, there will be disputed between people and countries on account of their faith. Religions have started wars, ended them, impacted, and persuaded people. Needless to say, beliefs are very influential on the world today. People of different faiths dont only fight over their basic beliefs and land but they end conflicts. Making amends between religious groups greatly helps relieve the constant strain of division that we are all too aware of these days. The Lutheran religion began 482 years ago when monk, Martin Luther, attacked the practices of the Catholic Church. These who followed his ideas eventually into what we call Lutherans today. For those 482 years, Lutherans and Catholics have stayed divided on uneasy terms. Now the leaders of the modern Lutheran and Catholic churches both signed a document that laid to rest those many years of differences under the explanation that it was all a misunderstanding. Sometimes different faiths just dont seem like they want to even try to compromise on a conflict. The Jordanian Muslims and the Israeli Jews fighting over which side of the Jordan River Jesus was baptized on is a perfect example of this. The Muslims have invested over one million dollars t fix up the site. The site will bring in expectantly millions of tourists and with them billions of dollars that will be spent locally to boost the economy. Looking past the irony of the Jews and Muslims disputing over a Christian site, the focal point of the quarreling is that such a site will bring. The Pope and Prince Charles have already scheduled a visit, but as of now, no resolve has come about. These days its not always conflicts between two specific regions, but between regions occupied by faiths who disagree on certain topics. The two groups being the Israelis and the Palestinians, and the compromise on the rift in the settler movement conflict arising in those countries. To the Jews the West Bank is part of the greater Land of Israel, given by God to the Jews. To cement their control over the land, the Jews built forty-two hilltop encampments on the West Bank. They did this to prevent it from becoming a Palestinian state. The Palestinian government claimed that some of the outposts didnt have the necessary building papers and twelve of those sites were dismantled. This disagreement is, for the time being, settled peacefully despite the denounced accord from the Palestinians. In the future more outposts are likely to be taken down. Whatever the rhyme or reason, religions and belief systems have tremendous effects on the way things work in this world. Hopefully nations are learning from their past mistakes what not to do if such an occasion arise again. Whether the Lutherans and Catholics are putting years of disagreement behind them, the Jews and Muslims are settling their dispute, or Jewish outposts are being taken down, we are moving forward into a new and brighter future, and gaining information as we go along. Maybe in the future, more of the religious spats will be settled as the Lutheran/Catholic dispute was...peacefully.

How Conservatives Would Reform Education The biggest obstacle to education reform is the existence of teachers unions. Unions act to protect the interests of teachers at any cost, even at the expense of students. Unions often work to minimize teacher accountability, protect low-quality teachers, and support the unsustainable expansion of retirement and health benefits. Labor unions once played a crucial role in ensuring fairness in the workplace. Unions were initially formed to protect workers against brutal employers who abused laborers, refused adequate breaks and time off, and did not ensure safe working conditions. Labor unions were never really intended for government workers or employees. For the most part, private labor union membership continues to fall as right-to-work reforms grow in strength in many states. When it comes to public sector unions, and specifically teachers unions, conservatives favor putting students needs first once again and ending the union-dominated culture that has prevented educational reforms in public education. As American students continue to lag in key areas and drop-out rates in major cities remain at unacceptable levels, it’s clear that the policies of the past have failed. Teachers have long enjoyed being portrayed as overworked and underpaid public servants who only go into the teaching field â€Å"for the children.† While that may have once been very true, union dominance has changed the this and, perhaps, the chief motivation for entering the profession. Unions have little to do with helping children. When teacher’s strike, it usually hurts the children they claim to have entered the profession for. Teachers arent in education for the money, they will tell us. In reality, unionized teachers typically strike for pay, preventing accountability, and enhancing already generous (and publicly paid) benefits. Support Merit Pay and Promote Standards Conservatives support ending the union-dominated contracts that oppose merit pay and advancement and places longevity of teaching over the quality of teaching. Conservatives support a merit-based system for public school teachers, and holding teachers accountable has been one of the most difficult things to do. Unions oppose most measures to determine whether teachers are effective and work to make it impossible to get rid of those who are not. Education is one of the few fields where a lack of results has no consequences, and length of teaching is of greater importance than the quality of teaching. In general, conservatives would support a bottom-up approach, and these standards would be local and statewide based. Applying the concepts of  federalism should apply to education, just as it should for most government-related agencies. Local school districts should have the greatest power to determine effective and acceptable standards without interference from the heavy hand of either a large bureaucratic federal government or unions. Common Core is designed to be a national standards program but is disguised as a voluntary program. Support School Choice Not surprisingly, the biggest obstacle in enacting favorable school-choice legislation has been the opposition of well-funded labor unions. Polls have consistently shown that parents and communities overwhelmingly support school choice. Parents should have the ability to select the school that is the best fit for their child. Unfortunately, protecting the jobs and salaries of government teachers - no matter how ineffective they may be - is the main goal of unions. Unions rightly fear that an open and competitive atmosphere would deplete the ranks of people who would voluntarily send their children to public schools, thus reducing the need for public teachers, and the need for unions themselves. Recent History: The 2012 Chicago Teachers Union Strike In 2012, the Chicago Teachers Union went on strike over pay and accountability. As they forced the cancellation of classes for hundreds of thousands of students – leaving families in a bind – they took to the streets carrying signs about how the strike was for the sake of the kids. While this was untrue, continuing the myth of the abused, underpaid public school teacher is of utmost importance. Hiding behind children is an unique advantage teachers have over other â€Å"public servants† like DMV processors or meter maids. (Imagine the amount of sympathy the drivers license clerk would get over a strike about increasing pay and benefits).​ With an average salary of $76,000, the typical Chicago teacher makes more money than roughly 3/4 of the country. Citing such teacher benefits as weekends off, nights off, long summers, and extended holidays are usually met with cries of â€Å"burnout.† Most jobs have a pretty big degree of burnout and teachers aren’t the only ones who get tired of their jobs and leave for something else. But teachers are special. They work with children. This supposedly makes teachers free from criticism. The major problem with the unions is that it becomes hard to find out who teaches for the children and who is there for the high-end government benefits. Unions have ensured teachers are among the most well-compensated, vacationed, and job-protected workforces in the country, all without true concern for what best helps students.

Now what is compounding of interest Simply put when interest is being paid on some money, that interest is added to the money and then the interest clock starts ticking on the new amount. Though it does not particularly sound exciting it is a very powerful concept and if utilized well can financially benefit anyone who understands it. To understand this concept an old parlor trick question can help. That question is, what would you prefer $1000 everyday for a month or a penny doubled everyday for the month (i.e. 1 cent the first day 2 cents the second day 4 cents the third day etc.). The mathematically astute person knows that this is a no contest and the person taking the penny doubling offer wins by a huge margin. The compound interest can be explained like this .Simple interest as we already know is the interest that is derived from only the investment in a principal amount. Say we take $100 and put it in an investment for one year at a simple interest rate of 10%. We multiply the interest rate of 10% times the principal amount of $100 to derive an interest payment of $10. This seems fairly obvious and straightforward. But let's look at what happens in the second year if the interest is not paid out. In a "compound" investment, the interest is not paid out to the holder; it is built up within the investment. Consider our $100 above. If the interest was paid out after the first year, we would get our $10 in interest and have our original $100 still invested. If the interest is not paid out, however, we would have our original principal of $100 plus $10 in interest for a total of $110 at the end of the first year. This entire amount would bear the original interest rate of 10% for the second year. Not only would we get 10% or $10.00 in interest on the original principal of $100, we would also get $1 which is 10% on the $10.00 interest from the first year. Our total interest received would be $11. This would continue into the third year. At the end of the second year, since we have not paid out any interest, we would start with our $110 from the end of the first year plus the $11 we earned in the second year. This would give us a third year opening balance of $121 which would bear interest of 10% for the third year. Our 10% interest on $121 equals $12.10. Assuming we still don't pay out any interest, we will now have a total investment of $133.10. Well it still does not look too exciting. But let us extrapolate this further. Solutions to Domestic Violence Problem Solution Every now and then, people have been known to say, What can they do to help someone they know that is being abused? There are many different solutions that people can do to help those in need that are involved in a domestic violence relationship. According to the Michigan State Police there are various solutions involved in assisting someone. Knowing what one is talking about by having some background on domestic violence. Always let them know that your ears are open at anytime they need to talk. Help them as much as possible by being respectful, patient and supportive in learning about their safety. Lastly, never let them think it is their fault, keep addressing that as much as possible. There is always ways to get help when someone needs it. They can do so by calling the confidential National Domestic Hotline (DMVH) at 1-800-799-SAFE (7233), they are available to the United States, 24 hours, 7 days a week, and open 365 days a year. The DMVH have counselors to support them in getting them information and referrals for themselves, their children, shelter, and legal assistance (Michigan State Police). There are many other things that you could do to help a victim or even a victim herself can do. It may be just as easy as picking up a phone book to find out what organizations in your community help out with such as employment or even child care. There are other different things that can be done such as seeking counseling or even support groups. While you are seeking counseling, make sure you identify weather the counselor is for the abused and has had experience of working with the abused. Most of all stay active as much as possible to help your self esteem, self confidence, and getting you independence back (Women Web, Getting Help). Domestic violence shelter, often called a womens shelter is a building or set of apartments where victims of abuse can seek shelter. These shelter locations are kept confidential so these womens abusers are unable to find them. Shelters are known to provide those abused and their children with shelter, food and childcare. Since there are very limited times for residing at a shelter, many shelters assist in placement of permanent homes and jobs (Help guide). There are different things that can be done after leaving a shelter so their abuser doesnt find them. The top 3 things that you can do are: 1.) get and unlisted number, 2) use a P.O. Box, 3.) open new bank accounts and credit cards (Help guide). After discovering how serious Domestic violence actually was, the Domestic Violence Bill, 2006 was passed. The Domestic Violence Bill was intended to allow more help and relief of the abuse. The purpose of this Bill was to allow those involved in domestic violence the maximum protection that the laws can provide. These laws have made it mandatory for all police stations to have specific departments to deal with and give legal duty on the officers to assist in a complaint domestic violence. Under the provision of this bill, police officers are suppose to advise the victim of their rights under, help in obtaining shelter, offer medical treatment, and to lodge a criminal complaint. The Domestic Violence Act also gives police officers the power to arrest the accused perpetrator, without a warrant who is reasonably suspected to have committed or who is threatening to commit an act of domestic violence on a victim. If any person is arrested they are to be brought before a magistrate within forty-eight hours (Government Gazette) Under the Michigan Constitution, (Art. I, Sec. 24; eff. Dec. 24, 1988) and the Crime Victims Rights Act, (1985 PA 87; MCL 780.751) have given crime victims the right to be treated with dignity and respect. Making sure all is handled in a timely manner following an arrest. The victim also has the right to receive emergency and medical services. Receive an explanation of all court proceedings. This act allows them to be protected of being free of any threats, acts, and/or discharge from your employer. The name of the Prosecutors who is handling the case. Any scheduled court proceedings, including sentencing, the defendants release on bond or escape from custody while awaiting trial. The probation departments address and telephone number. Attend the court trial and make an oral statement to a pre-sentence investigator, and to write an impact statement which will be included in the pre-sentence report. Victims are also allowed to receive information regarding the conviction, sentence, im prisonment, and release of the accused. (Michigan Prosecuting Attorney Associations). There are many different effects of the abuse. If someone had physical abuse they may suffer from long term health complications. Abused women often have anxiety, tension, low energy, depression, insomnia, loss of appetite, or even headaches. They may believe that they failed the relationship. They have also been known to be ashamed and not allowing others to know exactly what had happened to them. In just about every case of Domestic Violence, women have stated that they have lost their self esteem and lack of confidence. Women have also been known to have anger and fear towards themselves and their abuser. They are also known to isolate themselves from other such as family and friends (Womens Web, The Effect of Abuse). According to Direnfeld (2007), the aftermath of emotional and psychological can last for several years or even lifetime. It not only affects the victim but also other family members and later relationships. In many cases, children have the trauma of the violence. These children grow to become bullies in their own right whose behavior the violated parent cannot control and whose behavior is reinforced by the perpetrator. There are many things that a victim needs to remember, its very hard to do it all at once. Between the police, and shelters, the victim has other they can talk to; rather it is a counselor or even someone that has been through it. There main thing they need to know what are their rights? Analysis of Great Expectations Essay -- Great Expectations Essays

The settings of Great Expectations are Pip’s homes, one home that he lives in during his childhood in Kent, England, and the other that he lives in when he is grown in London, England. Social status was a big deal in the mid-nineteenth century. The rich were highly respected and liked by all, and the poor were treated unkindly and were sometimes made fun of. The rich could have any job that they liked, but the poor would almost always take over the job that their father had. The narrator of Great Expectations is Pip. If the novel were narrated from any other point of view, it would not have the same effect as it does now. The protagonist of Great Expectations is Pip. At the beginning of the novel, Pip (whose real name is Phillip Pirrip) is young, shy, and timid. He lives with his sister and her husband, Joe. They live in Kent, England, in a small, marshy area. Pip falls in love with Estella, who is a young girl who is incredibly immoral and rude. Pip seems hard on himself, if he does something wrong, he has a hard time forgiving himself. He always tells himself that he needs to improve his behavior, because he sometimes treats his close friends coldly. There is not one antagonist in this novel. There are different characters at different times that caused some sort of grief towards Pip. Many characters change and some that seem bad at first, like Abel Magwitch, turn out to be good in the end. There are many other major characters in Great Expectations besides Pip. Joe Gargery is a gentle blacksmith and is a good friend of Pip. He is uneducated and embarrasses Pip at times. Joe was still kind and too k care of Pip even after he was treated with ruthlessness. Herbert Pocket is introduced towards the beginning of Great Expectations... ...in peace. Pip had been taking Joe for granted earlier in the book, so he makes up with him. Estella sees Pip again and she is kind to him. I am not sure if I agree with the conclusion. Estella was incredibly heartless through the whole book, but just at the very end, she starts to be nice, and Pip thinks that they will be married. This conclusion seems slightly unrealistic. I was glad that he started being kind to Joe. Joe was always kind to him and he needed to straighten his act out. I think that the meaning of this novel is that people are not always what they seem. The girl that Pip was in love with was beautiful, but a terrible person. Abel Magwitch seemed tremendously gruff and intimidating at first, but later becomes a huge help to Pip. I learned from reading Great Expectations that life passes by quickly, so don’t make bad decisions or take it for granted. Handicaps and Special Needs Essay

Handicaps and Special Needs people are those who are not considered â€Å"normal† because of their physical (blindness), mental (mental retardation), motor (unable to walk properly) or Auditory Perception Disability (â€Å"difficulty distinguishing subtle differences in shapes, reversing letters like â€Å"d† and â€Å"b† or â€Å"p and â€Å"q†, or confusing â€Å"E† and â€Å"3. â€Å"). Disability can be mild or severe. Because of their disabilities they may be unable to perform tasks, even simple routine ones like eating, walking or taking a bath without assistance from others. Assistance may be in the form of help extended like when a sibling will help a blind brother reach certain destination by holding his hand or in the form of modification to accommodate their disability like schools for mentally retarded children were specially designed in a manner that mentally impaired person are able to grasp certain lessons. Disabilities may be acquired at birth or certain period of life when they meet accidents or developed illness. This essay will discuss on three examples of handicapped and special needs. One example of handicap as cited above is blindness (physical disability). Blindness of course means that a person is unable to see. It is much easier to guide and assists a person who is not blind from birth. By then he already knows a lot of things, he knew the color red or how a tree looks or he can distinguish a cow from a lion without the necessity of touching. He can easily roam around the house or other familiar places without any assistance. For a blind person at birth, on the other hand, it may be difficult at first because they had never seen the things around them so they do not have any mental picture. For them, touching, listening and tasting are essential for learning (â€Å"Blindness† 1995). He never knew what circle is before so his hands need to touch a circle. In the case of Helen Keller, the famous blind woman, Anne Sullivan taught her what water was by letting water run down to her hands. To help them learn alphabet, Braille was invented wherein the letters were represented in the form of dots. With patience and perseverance however, a blind person, even those born blind, are able to live and enjoy a normal life with minimum assistance from others. An example of people with special needs is the autistic (learning disability). Medical experts classify Autism as a developmental disorder caused by the defective functioning of the brain. This disorder is characterized by failure to interact socially (do not play with other kids), failure in the use of language (inability to learn to talk) and engaging in repetitive and obsessive behaviors (playing with a certain toy for hours or constant twirling and turning). Autistic persons have limited interests and activities and they usually unable to understand emotional signals like anger or sadness and they do not respond when their names are called. If parents are observant they can detect that their child is autistic even as young as 18 months. Their early warning signs are their inability to make eye contact or respond to cooing appropriately like most babies do. Other signs that a child is autistic are: repetition of certain words or phrases when they are frightened or disturbed, pulling of their hair to mean that they are hurt or withdrawal from interaction with others, even with parents; they prefer to be alone and to â€Å"create their own world†, whatever that may be (â€Å"Pervasive† 2007). Parents of these children needs to be educated how to respond properly to this children and therapy and speech instructions are often recommended for an autistic person. Specialized schools are also available for them. A third example of handicapped is motor disability due to inability to use certain muscle groups resulting to difficulty in walking, running or climbing (motor disability). The underlying principle for separating these portfolios is that while the banking portfolio follows traditional accounting rules of accrued interest income and accrued interest costs, trading on the other hand relies on market values (market-to-market) of transactions. In short the banking book is generally associated to instruments included in a banks commercial portfolio, where exposures are assumed to be non-tradable and held to maturity. All assets and liabilities generate accrued revenues and costs, of which a conspicuous amount is interest rate driven. Accordingly, there are maturity mismatches between assets and liabilities that can lead to excesses or deficits of funds as well as mismatches between interest rate positions, fixed or variable. Banks manage such mismatches through financial transactions (on the capital markets) either by investing excess funds or assuming long-term debt by other banks. There are many studies on interest rate risk on banking accounts including that of Brighouse Hontoir (2008) which on his study of interest rate risk on banking accounts, determines the banking book excluding investment securities such as bonds and stocks and focusing mainly on loans on the assets side and deposits, financial debentures on the l iabilities side. The focus of this work is mainly on the major source of market risk for commercial banks which is the risk associated with the interest rate in the banking books. Therefore it includes the measurement of the interest rates risks, leaving out the trading book, overcomes the problem of double counting arising from the presence of a market risk requirement for interest rate sensitive positions held in the trading book. Nonetheless, the interest rate risk exposure of the trading book may compensate partially the exposure of the banking book. Most importantly, the banking book generates liquidity and interest rate risks, on which Assets and Liability Management (ALM) focuses. Interest Rate Risk Components There are a number of angles from where interest rate risk exposure can be identified. The primary components the risks that the banks can face are in many categories. These components will therefore include the yield curve risk, the optionality that is the main topic of discussion here, the re-pricing risk and finally the basis risk. The optionality, which will be the object of our study, represents that type of risk that will be faced by the banks from the options that are embedded in the bank’s assets. In our case we will mainly focus on the residential mortgages. Re-pricing risk: A banks income may vary due to different re-pricing periods that will results to assets that are yield sensitive. Considered to be the more often discussed, this risk also is due to the difference in the timings of the maturity that relates to the fixed rate positions. Accordingly, unanticipated fluctuations on banks income and economic value can occur in relation to the variation in the interest rates. As a result, the pricing mismatch between the assets and liabilities are the main reason for the interest rate risk. This is because the changes in the yield curve will impact more quickly on interest paid on liabilities than the interest that is usually earned on the assets. This is as a result of banks long term lending and short term borrowing. THE ECONOMIC VALUE PERSPECTIVE Fluctuations in market interest rates can also impact on the bank’s economic valued assets, the liabilities therein and also the off-balance-sheet positions. Therefore, the sensitivity of the banks interest rate movements is a particularly important consideration for shareholders, management and supervisors alike. The choice of techniques used in assessing interest rate risk depends on the banks orientation towards either economic value or earnings and also of the type of business model pursued by the bank. For instance, commercial lending or residential mortgage lending, are managed by a present value approach (economic value). Nonetheless the economic value of a bank should be equivalent to the discounted sum of all future earnings in a risk neutral world therefore these two approaches are consistent and both can be useful. Therefore, a focus on cash flows may suggest impending liquidity problems as cash flows drop and alternatively, a sharp decline in economic value may imply that the bank is insolvent, even if operations continue to produce cash flows in the near term (Joseph, 2006). In the financial field, the value of any asset today is denoted as the present value of the asset and it the value of the cash flows today that are to be obtained in future. Therefore in calculating the present value, there is a discount rate to be used and the cash flows expected in future have to be estimated. Therefore the most challenging issue is to determine the appropriate discount rate to be used and the prediction of the expected cash flows in future which are usually complicated by factors such as the options embedded in the assets and liabilities. The liabilities include the deposits in the banks which are assets to the client, the assets includes loans that are liabilities to those taking up the loans. Therefore deposits and loans are some of the assets and liabilities that contain the embedded options. An embedded option is one of the components of securities such as the financial bond security, the mortgage security where one of the party or in particular the issuer has the well defined right to take any action against the counter party. Therefore this will complicate the estimation of the cash flows and the interest rates. In fact, there are a number of options that can be embedded into the bonds such as; the puttable bond where there is the put option that is a contract that allows the owner the right but not the obligation to sell a specified amount of the security, callable bond where there is the call option that is a contract that gives the investor the ultimate right to buy a stock, bond or any other security however the investor does not have the obligation to buy the stock, bond or any other security, the convertible bond that can convert into common stocks and others. For example, a five-year fixed-rate deposit with a financial institution containing an American put option is a bond that the investor has the right to put back to the institution at any time. Similarly, prepayment privileges on loans and mortgages are call options on bonds. A loan commitment made by a bank or another financial institution is a put option on a bond, giving the borrower the right to sell (put) the bond back for its face value any time within the life of the mortgage (Levinson, 2009). In practice, banks will generally have a mix of all these types of interest rate risks, with the effects potentially offsetting or reinforcing one another. It is the complexity of the resulting combination of factors that makes interest rate risk difficult to manage, asserts English (2002) in his study. However he concludes that is improbable that interest rate movements can threaten the stability of a banking system. EVALUATION PROCESS The valuations of the securities are done using different approaches such as the Black Scholes model for bonds and other approaches where other securities that are embedded are priced similarly. This is because when the mortgagors have acquired the loan and the rates of interest are lower on the outstanding mortgage, the benefits of refinancing the loan are much higher. Normally, the benefits to the borrower who is holding a long-term fixed rate loan is the pay-off of the option under various interest rate levels which is determined as the time profile of the differential annuities savings after and before exercising of the option. It is clear that the banks are there to make profits rather than losses and therefore this can be enhanced by ensuring the income they get for example from the loan interest far exceeds the expenses they will have to incur in lending out there money. If the mortgage rates decline, the individuals will refinance their high fixed-rate or the variable-rate loans to lower fixed-rates loans, the results being margin deterioration for banks. Money-centre banks participate in mortgage securitization to a greater extent than regional and super-regional banks in addition to having lower levels of mortgage loans. Thus they are expected to have a lower level of embedded option risk (Brighouse Hontoir, 2008). However, if prepayments penalty of the borrower are eliminated or the closing stocks are reduced, the likelihood that the mortgage will be refinanced increases since the overall cost associated with the refinancing will have been reduced. The other way can also be to hedge the option risk using caps and floors and instead pay the cost of hedging the risk which is lower in the overall overview. The risk of the decreasing interest rates can be hedged by use of the floor that ensures there is a minimum fixed return even though the rate of the new loan is lower or by using caps where it is one of the methods of hedging risks that are guaranteed on the insurance contracts where there is a maximum value on the rate guaranteed to the customers in case of a rise in interest rates. Therefore, hedging is one of the risk management tools that are used in controlling the loss associated with the risks in the fluctuations of the prices of the banks interest rates (Dickson, 2006). It is basically the transfer of risks and not necessarily buying the insurance policies. Finally, the market value of the callable bond is measured as the difference between the values discounted. However, we would need to consider if the date that corresponds to a node is the call date. This option available to the borrowers has motivated them into obtaining a mortgage. This is because if the mortgages were repayable at their market value instead, the borrowers would instead have no motive to refinance the loan and therefore they will perceive the mortgages to be an unfair deal to them. When considering a fixed rate mortgage, the refinancing ideas are more or less the same. In short, with the decrease in the interest rates, the borrower will always have the right to benefit permanently and in the same cases have the rights to be protected from increase in the interest rates. In this case however, the refinancing would not involve the costly process of re-qualifying the borrower, reappraising the property and paying a variety of loan fees and taxes. THE EVALUATION OF THE PREPAYMENT OPTION Home mortgage refinancing activity has grown at very high levels during the last several years since 1990 and is an important economic activity that has cropped up. Therefore, the ability to forecast when refinancing occurs, it is of interest to managers of lending institutions and the borrowers themselves. We assume following (2006) that mortgage holders minimize the market value of their mortgage liabilities. They own a call option that gives them the right to receive an amount equal to each of the remaining mortgage payments in exchange for payment of the remaining principal plus any applicable transaction costs. The mortgage holder has a transaction cost Xi associated with prepayment, representing the fraction of the remaining principal balance that the mortgage holder must pay if he or she decides to prepay. The transaction cost and the prepayment option price is negatively related. Considering that transaction costs exist, if the volatility increases the mortgage market value will decrease as well. EVALUATING THE OPTION ADJUSTED SPREAD: The binomial tree and the option adjusted spread can be used to evaluate the adjusted spread. The option adjusted spread is the same as the binomial tree only that there is a constant amount that is added to or subtracted at each rate so that the end value is the actual market price. The amount that is constantly added is known as the option adjusted spread value. The two options may conflict when it comes to the credit risk of the issuers, the liquidity risk that is exhibited by the markets and the different tax status payments. A callable security always yields more than a non callable issue. The differences in the nominal yields are eliminated by the OAS option. The yield on a callable security will exceed that on another wise identical non callable issue. The OAS removes such differences from the nominal yields of two financial instruments, hence the term, option-adjusted. Thus the OAS reflects differences only in credit risk, taxability and liquidity risk. The authors illustrate this by supposing that the benchmark interest tree is for an on the run treasury issue, and calculate the theoretical price of a BB-rated, callable corporate issue using this structure. Not surprisingly, they find that the market price is substantially below the theoretical value, thus the rates that would deliver a price equal to market value would be greater than the benchmark, say by 210 basis points. The model should be build considering a bullet mortgage par yield curve and the volatility that is calibrated to the data. The third step is to compute the value of the mortgage at each node. This is done using the back induction starting from the final scheduled payments. At each node, the value of the existing mortgage is compared with the value of a newly refinanced mortgage.
